Local know-how
Laid out in 1881 and subdivided in stages through to the 1920s, the suburb filled with the housing of its moment. The southern pocket began as the “Cottonville” homestead blocks, and much of the land was almond orchard before it was houses. Westbourne Park Primary School still sits on Goodwood Road along the western boundary.
The housing is mainly red brick, in Queen Anne, Mock Tudor, symmetrical and Californian bungalow styles, on tree-lined streets. That matters commercially: on most homes here the exterior painting opportunity is not the walls. It is the timber joinery, eaves, fascias, barge boards, verandah timbers and the roof. A painter quoting as though this were a render suburb will produce the wrong price.
There is a planning dimension too. In March 2022 the City of Mitcham had Character Area Overlays added to the Planning and Design Code over parts of several suburbs, this one among them. If you are changing an original external finish, confirm what applies to your address with the council first.
Rainfall across the City of Mitcham also runs 25 to 50 per cent higher than on the Adelaide Plains because of the nearby foothills, which shortens the reliable exterior painting window and makes mould more common on shaded elevations.
What catches people out
Specific to the housing stock here, not generic painting advice.
Red-brick bungalows are a defining part of the streetscape. Painting face brick is a one-way decision — once it is coated it needs recoating forever, and stripping it later is expensive and rarely clean.

Homes built in the 1900s to 1930s almost certainly carry lead-based paint somewhere in the layers. Dry sanding it spreads contaminated dust across the garden and into the house.
What we do: We treat all pre-1970 paintwork as lead-containing: containment, wet preparation methods and correct waste disposal, explained to you before we start.
Queen Anne and bungalow homes carry brackets, finials, verandah posts, fretwork and deep fascias. After a century, some of it is past the point where coating helps.
What we do: We assess timber at the quoting stage and price the repairs separately and visibly, so you decide what gets done.
Rainfall across the City of Mitcham runs 25 to 50 per cent higher than on the Adelaide Plains because of the nearby foothills. That shortens the reliable exterior painting window and makes mould and mildew more common on shaded elevations. South-facing walls and anything under a mature street tree stay damp longer and grow mould faster.

Our process

Preparation decides how long a paint job lasts. Every surface is cleaned, filled, sanded and primed, and your furniture, floors and fittings are protected throughout.
Dulux and Haymes paints applied at the correct film thickness for the surface and its exposure, by tradespeople who take their time.

Answers
It depends almost entirely on condition rather than size. A 1920s bungalow with sound timber and intact paint costs far less than the same house with rot in the fascias and failing paint on the window joinery. That is why we insist on a site visit rather than quoting over the phone, and why our proposals itemise preparation separately.
We would usually say no, and we will tell you that even though it means a smaller job for us. Painting face brick commits you to recoating it indefinitely. In most cases repainting the render, timber, roof and gutters gives the lift owners are after while leaving the brick alone.
