Heritage home painting differs from normal residential painting in three main areas. The colours you can use may be restricted; surfaces need breathable solutions, not sealed acrylics; and preparation often involves lead paint and aged render.
Adelaide features some of Australia's most important collections of heritage housing. North Adelaide, Norwood, Unley and Prospect are dotted with streets of sandstone cottages, Federation residences, California bungalows and bluestone villas. Painting these properties well protects both their character and their long-term condition.
A generalist painter in a heritage home can create major complications. Modern acrylic paints retain moisture behind the film, which in turn pulls damp back into ancient solid brick or lime-based render. That moisture then causes fresh paintwork to blister, rots timber joinery from the inside and can allow salt damp to migrate up walls.
Breathability. Heritage-appropriate paint systems allow moisture to move through the film rather than being sealed in. Mineral silicate paints, limewash and some breathable acrylics are all suitable for a variety of heritage surfaces.
Bluestone and Sandstone Villas (1850s–1890s). The stone itself is rarely painted, but timber verandah posts, iron lacework, doors, windows and eaves lining all need maintenance. Colour schemes are usually based on two to four colours, harmonised across these elements.
Federation Homes (1890s–1915). Rendered walls, timber weatherboards and elaborate timber trim demand a three- or four-colour scheme, commonly warm reds, greens and creams that characterise the era.
California Bungalows (1915–1940). Roughcast render, exposed rafters and shingle detailing work well with earthy palettes of olive, terracotta, sage and warm off-whites.
Post-war Cottages. More flexible, but true-to-period schemes tend to use subtle pastels and creams rather than the bright whites and greys common in modern builds.
Heritage colour guides for character areas are published by the Adelaide City Council and several suburban councils. These are not necessarily compulsory, but they are a good starting point. Paint manufacturers such as Dulux, Haymes and Porter's Paints all have heritage-specific lines with colours tailored to particular eras.
A common mistake is selecting colours in isolation. Heritage schemes work because the colours relate to each other – a body colour, a trim colour and one or two accent colours for doors, windows and detail work.
Older Adelaide homes nearly always contain some lead paint under the surface layers. This needs to be detected and treated in line with current safety regulations, especially when sanding or stripping. A qualified painter with heritage experience will assess suspect surfaces and apply appropriate containment.
Old render must also be evaluated. Cement render applied over lime render can trap moisture and cause spalling. Painting over failing render is only a temporary fix.

If your property was painted before 1970, it likely has lead-based paint beneath the existing coatings. Lead testing kits are available, but a qualified painter should properly analyse and treat lead-affected surfaces.
No. Heritage-appropriate doesn't mean gloomy. Warm, welcoming colours are often used with Federation and bungalow schemes, and modern breathable products are available across a broad spectrum of finishes.
Heritage properties need painters who understand breathable systems, lead-safe preparation and era-appropriate colour palettes. Improper products or approaches can cause damage that lasts longer than the paint.
